When should a home inspection be scheduled?
There is no one answer for every situation.

The most common time to schedule a home inspection is immediately after an offer to purchase agreement has been accepted by the home seller. Generally, a specified amount of time is allowed for an inspection to be performed. It is advantageous to schedule the inspection as soon as possible to allow time for condition corrections or negotiations if deemed necessary.

Occasionally home buyers will request a prospective property be evaluated prior to delivering an offer to purchase. Some buyers feel this will allow them more time to consider all implications of purchasing that particular home.

Some home owners will have their home inspected prior to listing it for sale. After living in a home for a number of years, people can become so comfortable with their home that some defects can develop unnoticed. A certified home inspector can identify issues with the home which may detract from a potential sale.

Some home owners will request a home inspection every 5 or 10 years so they can be aware of items which may need maintenance or correction. Sometimes only certain components of the home will be inspected at regular intervals, such as just the electrical system.

Some realtors will hire an inspector as soon as they list a property. This can be helpful if the home must be sold in an "as-is" condition. Any adverse defects will be clearly identified for potential buyers.

Most inspection requests can be scheduled 2 to 4 days after the request is made. It is preferable if you, the client, can be present during some or all of the inspection. Inspections can sometimes be scheduled for late afternoon to allow you to join in on the last part of the inspection if taking time off from work is not feasible. If you are not able to be present during the inspection, additional photos are often taken to make the report easier to follow.

Very little information is needed to initiate the process. We take your name and the name of your spouse or partner if applicable, your current mailing address, the best phone number for reaching you, your email address if applicable, the address of the property to inspect, the name of the real estate agent (or other professional) you are working with if applicable, and a general description of the house (how many bedrooms, bathrooms, and finished floors).

The cost of the home inspection and report varies with the size of the house. For 2009, the cost for an average size house with about 3 bedrooms, 2 or 3 bathrooms, 2 finished levels, and one furnace and air conditioner system is $275.00. The minimum price for a complete inspection for a very small house is $250.00. For most larger houses, prices can be quoted over the phone.
