The report is the most important aspect of all home inspections. The most thorough inspection is of little value if the report does not convey the information you require in a manner that is easy to read, and informative.
Our home inspection report is developed for you, the home buyer or seller. The actual field inspection typically takes about 3 hours for an average size house of 3 or 4 bedrooms, 2 or 3 bathrooms, and 2 livable levels. Larger homes with more space and more systems will require more time.
The report is generated from detailed notes taken during the inspection. We utilize a reporting software system from Report Host LLC. The report is customized and generated in our office away from distractions, allowing us to focus entirely on your home inspection report. It contains photos and commentary discussion to help explain routine maintenance issues, problematic components, or significant defects and hazards. When issues are more than just cosmetic or deferred maintenance defects, the items are clearly identified. Potential consequences of ignoring the defects are noted. Recommendations for corrective action are given. We recommend that home buyers and sellers employ the services of qualified, insured, and licensed (if required by law) trades people to perform, or guide you through corrective procedures. If you are unfamiliar with the trades people in the region, we suggest you seek references who can speak well of their work and character.
Each report is given a unique URL which cannot be obtained through any current search engines. This URL is given to you via email, phone, or regular mail. If internet services are not available to you, the report is printed and delivered to you in the quickest manner available. The report is given to no one else unless you request us to forward it to an additional party, such as a trusted realtor, banker, or attorney. Each completed report, with photographs, is stored indefinitely for easy retrieval should such a need arise in the future.
